Q: What information do I need at the time of rental?
A: We do require a valid state or federally issued photo ID, social security number, proof of employment, United States address & phone number as well as an emergency contact. You must be 18 years of age or older. We are unable to rent to those who cannot, or wish not to provide such information. We reserve the right to refuse service to anyone.
Q: Do you provide insurance on the contents of my unit or my RV?
A: No. Insurance on the item(s) you store is YOUR responsibility. We strongly recommend you contact your insurance provider to ensure you have proper coverage on the contents of your unit and/or RV. It is important that your insurance provide coverage for all possible scenarios of damage, theft, loss, fire, terrorism, acts of God, etc. The safety and security of your stored item(s) is your sole responsibility.
Q: Do I need to provide my own lock?
A: For the safety and security of all our tenants, you are required to provide your own lock. It is important to invest in a quality lock to secure the contents of your unit. We discourage the use of any type of combination lock as they are not secure.
Q: What is the length and terms of my lease?
A: Your lease is month to month, with a minimum stay of 30 days. After your initial 30 days you may vacate at any time providing you give us a 5 DAY WRITTEN NOTICE. As long as the unit is clean and in good repair, we will prorate your rent to the day you move out. Failure to provide a 5 DAY WRITTEN NOTICE will result in the forfeiture of your security deposit and any rent pro-ration. *Complete terms and conditions provided upon rental.
Q: Is there a security deposit or other fees due at the time of rental?
A: Yes. All rentals are subject to a $40.00 refundable* deposit, a $5.00 non-refundable set-up fee along with your first month's rent due the time of rental. Deposit refunds are at the sole discretion of Wasatch Hills Management Company, and are subject to the terms and conditions of your lease agreement. *Complete terms and conditions provided upon rental.
Q: Can I live in or do business out of my storage unit or RV?
A: No. Wasatch Hills Management strictly prohibits business activities at our storage facilities. You many not hold auctions or sales of any kind from your storage unit at any time. Living in or doing business out of your storage unit will constitute a violation of your lease agreement with us and your lease will be immediately terminated. Any legal action is at the sole discretion of Wasatch Hills Management.
Q: Are there restrictions on the items that may be stored at your facilities?
A: Yes. Tenants are permitted to store most household and personal items at our facilities. Items that are NOT permitted include, but are not limited to: HAZARDOUS AND DANGEROUS MATERIALS, ILLEGAL SUBSTANCES, STOLEN PROPERTY or FLAMMABLE SUBSTANCES OF ANY KIND. It is against state and federal law to be in the possession of controlled substances and illegal firearms. For RV tenants, only one RV per space is permitted. We do not permit the storage of motor vehicles in our RV / Outdoor Storage facilities. No exceptions. Wasatch Hills Management strongly encourages you to adhere to all local, state and federal laws and our policies on items that are not permitted in our storage facilities.
Q: When is my rent due and how can I pay you?
A: Your rent is due the same date of the month that you initiated your lease agreement. Example: If you rented a storage unit on the 12th of the month, then your monthly payment would be due on the 12th of each month. You have a 15 day grace period after your due date before any late fees are added to your account. You may pay your account by cash, credit card, money order, personal or business check. You may also choose to set your account up on Auto Pay with us using Visa, MasterCard, American Express or Discover Card.
Q: Will I receive a monthly billing notice?
A: It's your choice. You may elect to receive an electronic monthly billing by e-mail at no charge OR you may elect to receive SMS text reminders (carrier rate charges may apply). We no longer offer paper invoices and statements via the U.S. Postal Service. Rent is due and payable on your due date regardless of whether or not you receive your billing notice. Notices and Invoices are considered delivered at the time of electronic transmission and/or deposited with the U.S. Postal Service. We offer no guarantee of delivery.
Q: What happens if my payment is 15 days or more past due?
A: Accounts 15 days past due will be charged a $15.00 late fee*, your unit will be over-locked and you will be denied access to the unit until your account is paid in full. Please remember that over-locks are removed on Mondays and Thursday mornings only, with the exception of our ROY facilities where over-locks are removed on Thursday mornings only. *Complete terms and conditions provided upon rental.
